Having a professional cohost such as Resto Getaways is a great way to make sure your vacation rental property stays well maintained and that your guests have an unforgettable, top-notch experience! Do you live out of state and are struggling to manage your property from a distance? We are happy to help! As cohosts, we provide peace of mind to our owner clients by taking care of all day-to-day tasks associated with running your vacation rental. We work with many out of town and out of state owners who simply do not have the time or desire to be on call 24/7 for guests.

There are two main differences. First, cohosting comes with certain benefits. The owner keeps the listing under their name, thus retaining all reviews and listing status (Superhost, Guest Favorite, etc.). This provides additional transparency as the owner can typically see guest messaging (with the exception of direct bookings). In traditional property management setups, the listing is held under the property management company. If the owner decides to change management down the line, they would be starting from scratch in regards to reviews and listing status. They would not be able to see any guest messaging.
The second difference is the way the reservation funds are handled. Our cohosting service is designed for owners to receive funds directly from the listing to their bank account. Then we invoice for our services at the end of each month. Within a property management setup, funds typically go directly to the property management company and are paid out at the end of each month. This requires additional accounting on the side of the property management company and can also create extra costs for their owners (higher commission fees).

We take care of all aspects of managing guest stays and coordinate turnovers between stays. We also keep a close eye on your home for any maintenance or safety concerns. Making sure your home is protected and safe for a guest stay is our priority. We take pride in our top-notch guest service and utilize outstanding local partners for safety inspections and turnovers. We do not manage renovations or capital improvements. If this is something you are in need of, we are happy to share our general contractor contacts with you. We also do not provide accounting services — we simply invoice you at the end of the month for our services.

Of course! The first step would be to review your current contract to see how much time is left in the agreement, what the penalty for breaking the contract is, and what bookings you would need to honor. Sometimes it is worth breaking the contract so that we can re-launch your listing as soon as possible and capture more bookings.
We are experienced with these types of transitions and will work with you to make the transfer process as smooth as possible. We are happy to assess any items that may need to be updated prior to a re-launch and make sure your new listing is off to a great start!

We have found that properties with fantastic locations, great views, incredible design, or unique amenities perform the best! This doesn’t mean you need to have all of these.
